My goal is to not only find the right home for you and your family, but more importantly I will help make the entire Real Estate experience as smooth as possible. A genuine connection with people and the community at large is one of the major foundations of my team. I live and work here in Ventura County so your satisfaction is my top priority. If you are a first time home buyer, investor, relocating or if you are ready to buy again after a short-sale or foreclosure I can help you. Through collaborating with you on a step-by-step plan, we will find the right home that fits your budget and what you need for you and your family. My approach is simple: know my business, listen to my client’s needs, understand my client’s expectations, use technology to deliver the message and communicate with all parties clearly. The Following are Steps I Take to help you Buy a Home:

Set an Appointment- Meeting with you and anyone else who will be making the buying decision to discuss our plan for buying your home is an important first step. Every home buyer comes with a different levels of readiness so in this initial meeting I will be able to understand what you are looking for not only in a new home but also what you are looking for in a Realtor. At this meeting we will discuss your home buying goals, budget, timelines, and specifics of your search like location and price etc.

Financing- At the initial meeting we will discuss how you are prepared to purchase a home. Getting pre-approved is the first step, however, the most important step is understanding your own budget so you have a firm grasp on what this new home will cost you in a regular mortgage payment. I can suggest a lender who can fit your needs.

The home search- There are many factors to consider when looking for your home including, size, budget, neighborhood and resale. Some forget to think about resale value, and while this is probably a long way off, it should be a part of the conversation. We will make finding a home a team effort with you looking online through my website and email search inbox, driving by homes, setting appointments to see the homes and I will continue to network with other professionals to find that right home for you.

Making an offer- When you feel you are ready to buy that home, I will help council you on the proper pricing strategy. While Zillow/Redfin are great they often don’t reflect an accurate market value. By carefully reviewing comps in the neighborhood, the statistics on the home like days on market and other information we will come to an agreement on price.

Negotiating- Things don’t always come easy when you are dealing with the homeowner. I can help you through this process by communicating openly and professionally with other agents to find a common agreement on a sales price with the homeowner.

Contractual Phase- There is a lot of paper work and inspections to do. We have a short window to perform every inspection possible to decide if this is the home for you. These inspections are exhaustive so by the end you will know everything about the home. During this time I will be helping you make plans for your move.
Closing- Getting your home after all that time is very gratifying especially if you have gotten a good deal. I hope to help you know you got a good deal AND you are living in a home you will enjoy for many years
